The Buying Team
Buyers typically use the services of three other Real Estate Professionals: The Home Inspector, Real Estate Lawyer and Mortgage Broker.
Home Inspector
The Buyer will need assistance from other professionals in the Home Buying Home Inspector. The Home Inspector provides expert knowledge on the structure of the home you are considering purchasing by evaluating the condition of the property. A home inspector does not check cosmetic or surface features of the home, such as the carpeting, or guarantee the absence of future problems. A home inspector simply reports on any existing problems.
The areas a home inspector focuses on include:
Lawyer
Buying/Selling a home is one of the most important investment decisions you will make in your lifetime. As such, it makes sound financial sense to enlist the services of a legal professional/real estate lawyer.
Sellers and buyers must be protected from accepting terms in an offer that they are not able to perform, or terms over which they have no control. A lawyer is in the best position to advise the parties whether they can freely accept an offer and is in a position to fulfill terms stipulated in the offer. A real estate lawyer is there to represent your interests and to provide further due-diligence to the legal documentation prepared by your REALTOR at the time of putting an offer.
The legal process differs from province to province. REALTORS or legal professional /real estate lawyer will advise you on the steps to be taken before the keys to your new home are presented to you.
Legal fee to a real estate lawyer is a part of home buying closing costs when buying a home or selling property in Ontario.
Mortgage Broker
The costs of buying a home are often enormous. To aid in this financial burden, it is often best to talk to a bank or mortgage broker when making the decision to finance your home. A mortgage manager provides a number of important services regarding the financing of the property.
