What RECCMOX Does For Investors?
Reccmox Corporation carries out the following activities on behalf of investors:
• Investigate properties once location is selected (we seek opportunities to purchase well-located, moderate income apartment communities which we believe are underperforming, but could benefit from improved property management operations, capital improvement plans or major renovation plans)
• Analyze potential investments for returns
• Write offers and negotiate terms and conditions
• Set up legal structures, corporation and co-investor structure depending on the project ( depending on ownership type)
• Select professionals (such as tax advisors, inspectors, appraisers, engineers, roof experts, HVAC professionals) that may be required to inspect the property initially and to operate the property on a day-to-day basis
• Provide property management service
• Keep record of fixtures, repairs, material and landscaping material expenditures and/or of other expenses such as property management fees, sub-contractors, onsite managers, taxes, insurance, legal, advertising, upgrade, related expenses and rent.
• Negotiate with financial institution to obtain financing
• Manage all relationship with banks, lawyer, brokers and other 3rd parties
• Set up reporting mechanism for investors
• Act as primary interface for investors
• Provide hassle-free property management service
